| Scott’s Tips on Selling Your Home The top priority should be cleaning your home. There are three rooms that are most examined by prospective buyers they are: the kitchen, master bedroom and the garage. These rooms should be free of clutter, cleaned and painted if necessary. First impressions are lasting impressions, especially in today’s market. If the drive way is asphalt and worn with settlement cracks, patch the needed areas and re-seal the driveway with a sealer. Trim the bushes if needed and remove any dead plantings. Remove anything that will give the house a bad impression, listed below are some of the items that can discourage a buyer: a) Scraped wood: it can be termite infested. b) Windows, doors, and exterior trim that has paint peeling or rotten wood. c) Repair broken glass. d) Replace shingles that are loose or have blown off. e) Repair gutters and down spouts if needed. Clean gutters and downspouts, so they are free from debris. f) Clean the windows inside and out. If the room is painted with bright or dark colors it would be best have the room painted to a neutral color if possible. In some cases, it would be hard for perspective buyers to imagine their furniture in dark or brightly painted rooms. Remember light colors make the room look larger. Clean the carpets if needed this will help a perspective buyer when they are making a decision between your home and someone else’s. Repair torn weather stripping on the exterior doors and the garage door. Repair hard to open doors. Remove items in your closets that are not being used for that particular season. If closets are busting at the seams with clothes, they will give the impression there is not enough closet space. Make sure that each room gives the illusion to the perspective buyer that their furniture will fit. This could be done by renting a storage space for unused furniture and clutter. Repair settlement cracks in the walls and ceilings. Clean the grout between the tiles in the shower. Replace the caulk around the shower and tub which will give a clean impression. Repair leaky faucets and toilets that do not flush properly. If there is an odor in the garbage disposal peel a lemon, remove the seeds and put the rest of the lemon in the disposal.
