| Scott’s Tips on Buying a Home The prospective buyer should understand that if these items and others are not qualified or inspected home ownership may become costly to the perspective buyer. Here are a few of the items that should be inspected when negotiating a contract on a home. What is the condition on the shingles? Are they cracked, broken or cupping? If so, they will probably in the near future need to be replaced. What is the condition of the exterior wood and painting? If the paint is chipping or if there is any rotten wood, it will need to be painted and repaired. Is there any condensation between the glass of the windows or patio doors? Inspect the foundation for cracks. If cracks are on exterior or weight bearing walls it will need to be inspected by an engineer. Inspect the front porch. If it is wood, check for rotten posts, flooring, or rails. If there is a deck inspect the overall condition. Inspect all windows and doors for proper operation. What is the condition of the carpet or flooring in the home? If the water is supplied by a well have the water tested by a reputable company. If there is a problem which party will pay for the remedy? If there is a septic system have it inspected for any defects or any problems. Check the interior of the home for roof leaks, or plumbing leaks. These are a few of the items that need to be inspected and qualified.
